Chicago: Four Roof Decks Replaced in Roscoe Village

A resident in Roscoe Village needed a four-level roof deck replaced on their million dollar multi-level condo. With not one, not two, but four roof decks all needing replacement, they turned to Unique Deck Builders to get the project done fast and get it done right.

Our client had a multi-story condo in Roscoe Village. Their only outdoor living and entertaining space comes in the form of their multiple roof decks, balconies, and patio. That summer, multiple roof leaks jeopardized not only their house, but their decks as well.
Both Matthews Roofing and the window contractor the client hired recommended Unique Builders.

Out with the Old, In with the New
We timed our project with the roof replacement, removing all the decks in spring. Once the roofers had replaced the leaky roofs in March, Unique Builders stepped up to replace all the decks.
“We made sure the roofs were sealed and waterproof,” said Boyer. “And then we went back with Wolmanized® framing on each level. Set the framing, then set Deckorators Vault Series PVC decking.
“Worked with the clients on the privacy walls. Some walls, they wanted solid privacy, some walls they wanted spacing for airflow. We build custom and do our best to keep it simple.”
Unique Builders brought in their steel fabricator to beef up the safety of the decks with additional steel rail to help make everything solid, especially with the high roofs. Steel is more efficient than a wood frame.
“We have to keep protection for the clients and their children and for our own safety for workers,” Boyer said.
Quality Decks, Speedy Work
The project came in at just under $100,000. However, it took only 15 days to complete, from start to finish.
Most Unique Builders crews are three people, highly trained with a lot of experience, which helps with the speed and the quality.
“We kept it very simple,” Boyer said. “We work with them. Check every morning: ‘Hey, here’s what we’re doing today.’ Anything we need to make adjustments for, we make our adjustments. Let’s move forward.
“We get in, we start, we finish. It’s a nice feeling to know you’re done, and you had five to 10 to 15 days, depending on the size of the project, and nobody was in your house. Your bathrooms weren’t torn apart. Your house isn’t torn apart for three months. When our crews are done, they’ve got a completely maintenance-free product on their backyard or roof deck.”
